The City of London is a constantly evolving hub. This includes not just the climbing skyline with its increasing number of towers, but also the style of refurbishments and the range of quality available.

The new builds in the City add a large amount of square foot to the area, which means we are seeing a drastic increase in the amount of supply, as well as plenty of second hand space opening up with companies moving into the new builds.

The changing style of refurbishments comes from a combination of the evolving trends of office space style, and from landlords trying to attract the more creative companies usually located in the fringe areas of The City.

Eugene O’Sullivan, Managing Director and experienced Acquisition Specialist, says; “The style of receptions is changing to be more neutral, which can work for both media and corporate-style occupiers. Landlords are also changing the finishings on CAT A space, so they have options to suit all occupiers’ tastes. For instance, leaving one floor with a suspended ceiling and one with exposed services.”

The last noteworthy change is the range of fitted stock on the market: landlords are acknowledging the demand for fitted-out space, and are leaving their buildings as is if they feel the fit-out in situ will attract incoming tenants.
