Scorching summer sun but is the property market hot?

The sun is out and the last thing the majority of people want to be spending their time doing is sitting in an office working well while gazing longingly out the window, especially when the office is not air conditioned. There is a surprising amount of offices in Central London which do not have air conditioning installed and therefore temporary a/c units and fans are in high demand, it is almost impossible to get your hands on a fan in the West End at the moment. 

So with this incredible heat wave we are experiencing has this had an effect on activity in the property market? It does seem as if things are starting to slow down but yet again we have hit the last couple of weeks in July and traditionally the property market will goes very quiet from this point and does not really pick up again until the first couple of weeks of September when everyone has exhausted all of their summer holiday. 

From Morgan Pryce’s perspective we are still extremely busy with many clients continuing to actively search and secure office spaces around Central London. The number of new available space being brought to the market is certainly decreasing, making an incredibly tight West End office market even tighter. From a landlord’s perspective, with their knowledge of the property game, there is no benefit in bringing new space to the market. Landlords know that the market goes very quiet and see it as a wasted marketing costs to launch a building when the level of interest in space is far lower than usual. It is expensive marketing office space with brochure costs, launches, mail outs all adding up. 

Therefore with the sun out and no new spaces coming to the market you are likely to find many disposal agent spending long afternoons in pubs around Central London.
