Technology advances office space layouts

The effects of recent, huge advances in technology advancements can be clearly seen in the way office spaces are changing. They used to be the place everyone came to work, however the rise and benefits of remote work means that this is no longer the case. As more people work from home than ever, companies do not need as much physical space. Some companies are taking this even further by introducing hot desking to their offices.

The nature of a lot of industries means that employees are not chained to their desks all day, and as a result firms have realised that they don’t need all employees to have their own desk. Instead staff are given laptops, or log ins that take them to their personal desktop page, which is accessible through all computers in the office, thus having a flexible working environment very achievable. Another benefit of having flexible workspaces is that lower ground floors are more useable: as none of the employees will have to be below ground full time it means that it can be used as desk area when needed, and companies are able to benefit from the lower rent and rates which come with lower ground floor office spaces.

Eugene O’Sullivan, a Chartered Surveyor and Director at Morgan Pryce, said: “Flexible work space, which is created by advanced technology, is increasing the demand on buildings with fibre: as hard as it is to believe, a lot of buildings in London in this day and age are still without a fibre connection. Landlords who are looking to attract a wider range of tenants should make sure it is available to their building.”
