Clerkenwell is a popular area with media businesses looking to be located within easy reach of the bright lights of Central London but for whom the rents in Soho are a little too high. Named after the Clerk’s Well, the area is located north of The City and south of King’s Cross, and is characterised by the numerous former warehouse buildings often popular with creative companies who like the open spaces and trendy aesthetic, and are attracted to the inclusive, village-like atmosphere of locations like Clerkenwell Green.
Clerkenwell has always been a centre of traditional craft, clock and watchmakers, bookbinders and printers, and is also famous as the centre of London’s silver, gold and jewellery trades, particularly Hatton Garden. Therefore it is timely that this area is once again a favourite with craftspeople and small businesses.
Clerkenwell office rents start from £47.50 and can reach as high as £67.50 per square foot for the most iconic buildings, with business rates ranging from £16.00 to £21.00 per square foot. Taking service charges into account, an all-in cost per square foot for Clerkenwell offices can be estimated at £72.00 to £104.50 per square foot.
Transport links in the area are excellent, with Farringdon tube station on the Circle, Metropolitan and Hammersmith & City lines, as well as large mainline station Liverpool street nearby. Furthermore, from 2018 Farringdon will be the only mainline station where Thameslink, Crossrail and Underground services meet. Clerkenwell is in Zone 1 and an annual travelcard costs £1,284.
