Fitzrovia & Noho

Fitzrovia takes its name from The Fitzroy Tavern in Charlotte Street, and has a long-held reputation as one of London’s bohemian creative centres. The small area is located within the Noho region of London. Fitzroy Square is a Grade-I listed gem, and provides a calm, leafy haven amidst the hustle and bustle of central London. 

The area is largely home to media companies, attracted by the prestigious address without the hefty Soho price tag, and the trendy, warehouse-type buildings in the area. Some famous office occupiers in Fitzrovia/Noho include CNN, Nickelodeon and MTV. Perhaps the most iconic feature of the skyline is the BT Tower, which was open to the public and housed a revolving restaurant until it was closed in 1971 after a terrorist attack.

Noho office rents start from £55.00 and can reach as high as £80.00 per square foot for the most prestigious addresses, with business rates ranging from £25.00 to £32.00 per square foot. Taking services charges into account, an all-in cost per square foot for Noho offices can be estimated at £88.50 to £128.00 per square foot.

The Noho/Fitzrovia area has five tube stations – Oxford Circus, Tottenham Court Road, Goodge Street, Warren Street and Great Portland Street – which service the Northern, Victoria, Central, Circle, Metropolitan, and Hammersmith & City lines.

Crossrail is investing £1 billion in upgrading Tottenham Court Road tube station and opening a new integrated station for the east-west rail link on Oxford Street, which will further bolster the transport in the area.

All the stations are in Zone 1 and an annual travelcard costs £1,216.
