Recently Morgan Pryce completed a deal at 4 Millbank in Westminster, however this was no ordinary deal it was Ollie Salter’s first deal. It was a long one – completing four months after Morgan Pryce was instructed!
We began the search for suitable options both on and off market for between 1000 – 2000 sq. ft. but after the first set of viewings it was decided circa 1000 sq. ft. would suffice. After a couple of weeks of viewings, we came across 4 Millbank which was the perfect building; situated in Westminster only a few minutes’ walk from the station giving great access to the Jubilee, circle and district lines. 4 Millbank is an impressive building which provides all the benefits of an office you expect to have only large floor plates; the tower come meeting room which can be rented provides very impressive views over the river, a magnificent entrance with manned reception, white table cloth restaurant, Crussh Juice bar and Bannatynes Health Club are popular facilities within the building.
The only issue with the space was the frosted windows meaning it wouldn’t appeal to masses; this however worked largely in Morgan Pryce’s favour as Ollie was able to negotiate £3.50 off the asking rent and 11 months’ rent free on a 10 year lease. It was later brought up in negotiations the landlord wanted our clients to take addition year as another large tenant in the building had a lease expiry in 11 years’ time, which we agreed to.
Unfortunately the legals were somewhat drawn out; according to Ollie, “this was despite the best efforts of both agents”; however once the fit out plans were given the OK we were good to go and finally our clients could move into their much desired new home.
